Home Maintenance Checklist

Winter

  • Change batteries in smoke and carbon monoxide detectors
  • Flush water heater to remove sediment
  • Change furnace air filter
  • Check space heaters and other heating devices to ensure safe operation
  • Inspect roof and gutters for ice dams
  • Check ceilings for water stains
  • Patch holes and cracks in drywall
  • Touch-up interior paint
  • Have a professional inspect and pump the septic tank
  • Inspect sink, shower, and bath caulking for deterioration
  • Vacuum lint from dryer vent

Spring

  • Mow lawn or schedule service with a lawn care provider
  • Fertilize lawn, sow grass seed
  • Unpack grill and patio furniture
  • Clean gutters and downspouts
  • Check roof for damage
  • Remove storm windows, install screens
  • Maintenance A/C
  • Test sump pump and backup battery
  • Wipe down the trim and doors throughout your home
  • Clean furniture and draperies if needed

Summer

  • Water lawn, maintain landscaping
  • Check siding for damage, pressure-wash if necessary
  • Touch up exterior paint
  • Check roof integrity after major storm
  • Inspect driveways, patio and sidewalks for cracks and damage
  • Inspect deck and wooden structures for rot
  • Check roof eves, soffits and home exterior for animal nesting
  • Maintenance garage door

Fall

  • Yard clean up: rake leaves, remove branches, clear flower beds
  • Fertilize lawn, sow grass seed if needed
  • Inspect gutters and downspouts for damage
  • Check roof for damage and inspect for missing shingles
  • Trim tree branches away from the roof and gutters
  • Change furnace air filter (should be done monthly)
  • Inspect fireplace, hire a chimney cleaning service (if applicable)

Late Fall

  • Remove remaining leaves or branches from yard
  • Clean out gutters
  • Check windows and doors for cold air infiltration, install weatherstripping and caulk as needed
  • Remove screens, install storm windows
  • Insulate pipes in unheated areas of the home
  • Put away lawn equipment and hoses
  • Wrap outdoor spigots, winterize irrigation
  • Cover grill and patio furniture
  • Maintenance lawn mower and store for winter
  • Change furnace air filter and maintenance home heating system

Tip: Change the furnace filter on a monthly basis to improve your home’s indoor air quality and help your system run efficiently and optimally.

Tip #2: Schedule a home energy assessment in the fall to determine where cold air is entering your home.
